You do not need to clean everything out before calling me.
You do not need to make repairs first.
You do not need to know what the home is worth.
And you do not need to have every decision made.
The best place to start is often simply looking at the property as it sits today.
From there, we can figure out what actually needs attention — and what probably doesn’t.
No need to clean everything out
No need to make repairs first
No need to know the value yet
No need to have every decision made
Before spending money, we look at the home carefully — including condition, deferred maintenance, curb appeal, buyer expectations, and anything that may affect the sale. The goal is to understand the property before making expensive decisions.
Inherited homes can create a long to-do list very quickly. I help separate what probably should be done, what could be done, and what does not need to be done at all. The goal is to make smart decisions that support the sale.
If work needs to be done, I can help coordinate access and communication with cleaners, landscapers, contractors, estate-sale companies, stagers, inspectors, photographers, appraisers, and other vendors connected to the sale. You do not have to manage every appointment yourself.

If you live outside Greater Sacramento, managing an inherited property can feel like a second job. Someone needs to let the contractor in. Someone needs to check whether the landscaper showed up. Someone needs to meet the photographer. Someone needs to make sure the house is ready for the appraiser. And sometimes someone simply needs to go look at the property because something doesn’t sound right.
Depending on the property, preparation may include light cleanout, cleaning, curb appeal, minor repairs, targeted updates, staging, and making sure the home feels cared for and ready to show. The goal is not perfection. It’s strong presentation.
I handle the real-estate marketing, including photography, online exposure, property positioning, showing strategy, and communication with interested buyers and agents. Good marketing helps buyers understand why they should want the home.
The highest price is not always the strongest offer.
I help you evaluate financing, contingencies, inspection terms, appraisal risk, timeline, credits, and the buyer’s overall likelihood of closing.
The goal is to look at the whole offer, not just the number.
Once you accept an offer, I stay involved through inspections, repair requests, appraisal, escrow, disclosures, buyer questions, final walkthrough, and closing.
I keep the transaction moving and keep you informed.
Inherited-property sales often involve more than one person. Different family members may have different ideas about timing, repairs, value, or whether the property should be sold at all. My role is not to make those decisions for you. I provide clear information about the property, market conditions, likely costs, repair options, and selling strategy so the people involved can make more informed decisions. Sometimes objective information helps everyone move forward.
A vacant inherited home still needs attention. That may include periodic checks, landscaping, watching for leaks or damage, coordinating access, keeping utilities addressed appropriately, and making sure the property does not begin to look neglected.
A vacant home does not need someone living in it. It does need someone paying attention.
I do not provide legal advice, tax advice, or estate-planning advice. Those questions belong with the appropriate attorney, CPA, tax professional, or financial advisor. My role is the real estate side of the property — helping prepare it, market it, manage the sale, and keep the transaction moving.
You do not need to have everything figured out before reaching out.
We can start with the property, your situation, and the questions you have right now.
Then we’ll decide what makes sense next.
